Victory Formation Ventures buys land and builds homes. Live Oak Reserve is the brand those homes, and the estate and new-construction listings we represent for others, would be sold under: a curated, invitation-first marketplace for Austin's west side and the Hill Country, with an off-market list that sees inventory first.
The model borrows from the best luxury teams in other markets: a small, deeply prepared group, exceptional photography and film, honest pricing, and a private list that gets the first look. Launch depends on brokerage affiliation and Texas licensing, both in progress.

Every property treated as a production, not a listing
The standard playbook is a phone-camera walkthrough, thirty photos, and a push to every portal on day one. Ours is the opposite: fewer, better-prepared launches, filmed and photographed like the homes deserve, shown first to the people most likely to buy.
Established Homes & Estates
A film, not a walkthrough. Shot and edited for the specific property, with the land given as much screen time as the kitchen.
Architectural photography and drone. Twilight, aerials, and the view corridors that make Hill Country lots worth what they cost.
A website of its own. One address, one page, distributed across Instagram, YouTube, and Facebook with targeted paid reach rather than blanket spend.
Precision over volume. Email to the Private Access list and matched buyer agents before the portals ever see it.
New Construction
The build as a story. Documentary-style progression filmed from dirt to drywall to done, so buyers follow the home before it exists.
Renderings on site. Branded signage with the elevation and floor plan from day one of construction.
A living property page. Updated at each phase, collecting interest and deposits before completion.
Builders as partners. The builder and the architect are named and featured, because in Austin the builder's name sells the house.

Priced like a builder
We underwrite the house before we price it: real comps, our own build costs, and the land value we would pay ourselves.
Straight answers
Commission negotiated and in writing before listing. Buyer-agent compensation is the seller's call. Texas has no transfer tax; the seller's main closing cost is the owner's title policy, and we'll quote it up front.
If it doesn't sell
A review date set at listing, with the decision tree agreed in advance: price, presentation, or pause.

Name. "Live Oak Reserve" leans on Austin's signature tree and the private-list idea. Alternatives if you want to test: Limestone Collective, Hill Country Reserve, Barton Creek Private, The Formation Collection.
What has to be true to launch. Texas real estate licensing for whoever represents clients, a sponsoring broker or brokerage affiliation (Compass is the Eden Grove model; Austin options include Compass, Kuper Sotheby's, Moreland, Douglas Elliman), a photography and film partner, and an email platform for the Private Access list.
How the list would work. The form above can post straight into a "VFV Private Access" Google Sheet the same way the dashboard forms do, so signups are captured from day one even before the brand goes public.
