Live Oak Reserve is the luxury real estate team of Victory Formation Ventures, a real estate firm working across land acquisition, development, custom home representation and sales in the Texas Hill Country. The team is led by Gabe Jeudy-Lally with partner Ryan Stonehouse.

The Texas Hill Country: Travis, Williamson and Hays counties. That includes central Austin neighborhoods like Tarrytown, the west side from Westlake to Barton Creek, the Lake Austin and Lake Travis corridors, and the Hill Country towns beyond them such as Dripping Springs and Georgetown.

Estate homes, waterfront and acreage properties, and new construction, including homes we helped bring from raw land to finished house. We represent sellers and buyers, and we work with builders and landowners every week.

Our private list. Members see private exclusives, market notes and opportunities before they reach the open market. Requests are reviewed personally, and you can leave the list at any time.

Yes. We source land that fits each builder's criteria, keep every buy box private, and market and sell the finished homes. Builders never compete against each other through us.

Yes. We can help you find the lot, assemble the right builder and architect, and represent your interests through the build, from groundbreaking to housewarming.
